General Terms and Conditions

1. General

These general terms and conditions apply to all reservations and stays at our holiday home in Portugal.

By making a reservation, the lead booker agrees to these terms and conditions and the house rules applicable during the stay.

The accommodation is intended solely for recreational and tourism purposes.

2. Reservation

A reservation becomes final once we have confirmed it in writing and the agreed payment has been received.

The lead booker must be at least 18 years old and is responsible for the reservation and for all persons using the accommodation during the stay.

The reservation may not be transferred to third parties without prior permission.

3. Number of guests

The holiday home accommodates a maximum of 6 people.

It is not permitted for more people to stay in the accommodation than specified at the time of booking, unless prior permission has been granted.

Visits by persons not included in the reservation are permitted only after prior consultation.

4. Payment

A deposit of 50% of the total rental price is required when making the reservation.

The remaining balance must be paid no later than 30 days before arrival.

If full payment is not received on time, we reserve the right to cancel the reservation.

The final cleaning fee of €150 is charged separately at the time of booking.

All prices and any additional costs are clearly stated in advance during the booking process.

5. Security deposit

A security deposit of €400 is required for the stay. The deposit must be paid prior to the stay.

The accommodation will be inspected after departure. If no damage, loss, or other costs are identified, the security deposit will be refunded within 7 days of departure.

Any costs incurred due to damage, loss, or necessary extra cleaning may be deducted from the security deposit. This also applies to damage to the swimming pool, pool equipment, garden, outdoor furniture, or other property amenities.

6. Final cleaning

A fee of €150 per stay is charged for final cleaning.

This covers cleaning and preparing the property—including bedrooms, bathrooms, the kitchen, and living areas—as well as tidying up the outdoor spaces.

In cases of excessive soiling or if the property is not left in accordance with the house rules, additional cleaning fees may be charged. These costs may be deducted from the security deposit.

7. Cancellation by the guest

Cancellations must be made in writing.

The following conditions apply to cancellations:

  • For cancellations made up to 90 days before arrival, 100% of the amount paid will be refunded.
  • For cancellations made between 90 and 30 days before arrival, 75% will be refunded.
  • No refund will be issued for cancellations made within 30 days of arrival.

We recommend that guests take out appropriate travel and cancellation insurance.

8. Cancellation by the owner

In exceptional circumstances, we may be forced to cancel a reservation—for example, if the property is unsafe or unavailable due to unforeseen circumstances.

In such cases, the amount already paid for the unused portion of the stay will be refunded.

To the extent permitted by law, we are not liable for any additional costs incurred by the guest as a result, such as travel, flight, or other booking expenses.

9. Arrival and departure

Standard arrival time is from 15:00.

Standard departure time is by 10:00 at the latest.

Alternative arrival or departure times are only possible upon prior consultation and subject to availability.

Upon departure, the accommodation must be left tidy and in accordance with the provided departure instructions.

10. Use of the accommodation

The accommodation must be used with care and kept tidy.

It is not permitted to:

  • use the accommodation for parties or events without prior permission;
  • cause noise disturbance to local residents;
  • move furniture or inventory without permission;
  • make the accommodation available to third parties;
  • engage in activities that could cause damage to the accommodation or the surrounding area.

The lead booker is responsible for the conduct of all persons staying in the accommodation with them.

11. Pool

The swimming pool is intended exclusively for use by guests of the accommodation. Use of the swimming pool is at one's own risk.

Children may only use the swimming pool under adult supervision.

It is prohibited to bring sharp objects, glassware, or glass bottles into or around the swimming pool area.

The swimming pool is not a substitute for supervision, and there is no permanent lifeguard or rescue service present.

Guests must at all times comply with safety instructions and guidelines regarding the swimming pool.

12. Smoking

Smoking inside the property is prohibited.

Smoking outdoors is permitted only if it does not cause a nuisance or fire hazard. Cigarette butts must be fully extinguished and disposed of in the designated manner.

13. Pets

Pets are not allowed.

If pets are permitted, additional agreements and conditions may apply.

14. Quiet and surroundings

We ask our guests to be considerate of the peace and quiet of the surroundings and local residents.

Noise levels must be kept to a minimum, particularly between 10:00 PM and 9:00 AM.

Parties, large gatherings, and excessive noise are not permitted.

15. Damage and loss

Any damage to, or loss or disappearance of, the accommodation's property must be reported to us as soon as possible.

The guest is responsible for any damage caused during their stay by themselves, fellow guests, or visitors, excluding normal wear and tear.

Costs for repair, replacement, or additional cleaning may be charged to the guest and, where applicable, deducted from the security deposit.

16. Cleaning during the stay

The accommodation is thoroughly cleaned prior to arrival.

During their stay, guests are responsible for keeping the accommodation tidy.

The cost of standard final cleaning is included as a separate mandatory fee of €150 per stay.

17. Malfunctions and maintenance

Facilities may occasionally be unavailable due to malfunctions, maintenance, or circumstances beyond our control.

We will make every effort to resolve any issues as quickly as possible.

The temporary unavailability of a facility does not automatically entitle the guest to a refund, to the extent permitted by law.

18. Liability

We strive to maintain the accommodation and its facilities in good condition.

We are not liable for any loss, theft, damage, or injury suffered by guests, except where liability cannot be excluded by law.

Guests remain responsible for their personal belongings and for the safe use of the accommodation and facilities.

19. Force majeure

Force majeure is defined as any circumstance beyond our reasonable control that prevents the agreement from being performed, either in whole or in part.

This may include, for example: natural disasters, fire, government measures, serious malfunctions, war, epidemics, or other circumstances that make the stay reasonably impossible.

20. Complaints

Any complaints must be reported to us as soon as possible during the stay, so that we have the opportunity to resolve the issue while the guests are still present.

Complaints reported only after departure may not be capable of being investigated or resolved

21. Privacy

Personal data provided during the reservation process will be processed to the extent necessary to execute and administer the reservation and in accordance with applicable privacy legislation.
